Given the site’s magnificent panoramic view and proximity to the sea, the project was designed to take advantage of this exquisite natural context as well as comply with the clients’ requirements and program.
The arch-like arrangement of the complex allows every apartment and every room to have a view of the sea in addition to receiving a maximal amount of sunlight. The shape of this urban composition also gave the inspiration for the original working name of the complex which was the Sea Rainbow Holiday Village.
The complex has one main entrance that is located on the side of the beach. This was the easiest solution to link the holiday village to the sea, control access to the premises, and thus ensure the residents’ safety.
The entrance then directly leads to the square which represents the main open space of the complex. It is connected to two slightly curved parallel streets that are inclined at 10% to 12% and lead to the three major areas of the holiday village: the mono-orientated blocks of flats, the terrace apartments, and row houses with the public facilities. The arrangement of these three areas constitutes the aforementioned arch-like composition of the complex.
The backbone of the urban project lies in the row of mono-orientated blocks of flats that borders the nearby road. The sloped terrain allowed us to design a ground floor, three upper floors, roof terraces, and an underground level for parking. All the rooms dispose of big balconies that have a southeast orientation and a view on the sea. On the other hand, all the bathrooms, kitchens, and other service spaces have a northwest orientation and form a barrier against the occasional noise pollution of road. Each block of flats slightly differs from the next in its façade and also disposes of a panoramic elevator.
The backbone of the urban project is the arch-like row of mono-orientated blocks of flats that borders the main road. The inclined terrain allows us to have a ground floor, three floors, ceiling and an underground level for parking. All the rooms are oriented south-east and have view to the sea. They dispose of big balconies. To the north-west are situated the service spaces - bathrooms and kitchens. They form a natural barrier for the complex against the noise of the main road. Every block of flats dispose of a panoramic lift and is slightly different in form and facade.
The terrace apartments are located beneath the blocks of flats between the two parallel inner streets. They are divided into four parts by three pedestrian streets that lead to the public facilities and end in small panoramic platforms overlooking the sea. The terrace apartments are also designed expressly to ensure they do not obstruct the view on the sea for the blocks of flats behind them.
Closest to the beach are the row houses with their own private gardens and swimming pools. Once again, the levels are kept lower than those of the apartments behind them in order to guarantee a view on the sea for all.
The public facilities, which include the spa center, the swimming pools, the tennis courts, the restaurant-bar, and the children’s nursery can be found on the same level as the row houses near the beach.
Altogether there are 201 apartments covering a total surface area of 19 800 m² (107 one-bedrooms, 74 two-bedrooms, and 20 three-bedrooms).
The complex offers primarily covered (3 600m²) parking for 128 cars. This number could easily be increased to 200 if it proves to be insufficient.
Special attention has been given to the landscape design of the project and particularly to the abundant vegetation and green areas.
The façades are all covered with natural materials including stone and processed wood - a choice that derives from our belief that they are most suitable to an environment where people come to enjoy the proximity and harmony with nature.
We are currently in the preliminary stage of the project hence façades are merely suggested as volumes. Their style and detailed design will be developed in the next stages of the project.
